EV charger installation in Markham

Markham is not one housing market. A heritage house on a Unionville street, a newer Cornell home with a rear-lane garage and a large Cachet estate all need different electrical plans, which is why a single flat price rarely tells you the truth. We are licensed through the Electrical Safety Authority and plan each installation around your home, your panel and your parking spot.

How installation works in Markham

  1. Quote and capacity check. Tell us your EV, panel size and where you park. Photos of your open panel help us confirm breaker space without a site visit.
  2. Notification of Work. We file with the ESA before starting, as Ontario law requires. Permits and inspections run through the ESA, not city hall.
  3. Installation. Most standard garage installs take a few hours.
  4. ESA inspection. An inspector signs off and you receive a Certificate of Acceptance for your insurance and resale file.

What changes by Markham neighbourhood

Unionville and Markham Village: older homes, finished walls

Heritage and older homes often have 100A service, plaster walls and tight panel rooms. We route cable with minimal damage to finished surfaces and check capacity carefully before recommending anything, because this is where an unnecessary panel upgrade quote is most common. For exterior work on a designated heritage property, check with the City of Markham heritage staff.

Cornell and Greensborough: detached and rear-lane garages

Many newer layouts put the garage off a rear lane or detached from the house. That means an underground feeder in conduit and sometimes a small subpanel in the garage. It is a larger job than an attached garage, which is why we show the trenching cost separately in your quote.

Cachet and Cathedraltown: long runs and high existing demand

On large lots the panel can be a long way from the garage. Distance means thicker conductors to limit voltage drop, so the run length is calculated rather than guessed. Big homes with heat pumps, pools or two EVs may genuinely need a 200A service, and we will tell you when that is the honest answer.

Wismer and Milliken: usually the simple case

Late-2000s builds typically have 200A service and an attached garage, so these are often at the low end of the price range. Older Milliken homes can be on 100A and follow the capacity options below.

Downtown Markham: condos and townhomes

In a condo or townhouse complex, the corporation usually has to approve the installation and shared electrical capacity decides the plan. We can prepare the documents your board will ask for, including the load plan and ESA process.

Capacity: avoid the surprise panel upgrade quote

If your home is on 100A service, you have options before a full upgrade. Where the numbers allow, a load calculation based on measured demand can show there is room. Where they do not, an EV energy management system (EVEMS) monitors total household draw and pauses the charger when the home needs the power. Read the panel upgrade vs EVEMS guide for the cost comparison.

Utility: Alectra Utilities

Most of Markham is served by Alectra Utilities, with a few fringe areas on Hydro One (check your bill). A new charger circuit normally does not need a separate utility application, while service upgrades do involve the utility. Charging overnight on a time-of-use plan lowers running costs; see rebates and rates for Markham.

Markham EV charger FAQ

Do I need an ESA permit to install an EV charger in Markham?

Yes. In Ontario any new EV charger circuit must be installed by a contractor licensed through the Electrical Safety Authority (ESA) and registered with ECRA, who files a Notification of Work before starting. The work is inspected and you receive a Certificate of Acceptance. Permits and inspections in Markham go through the ESA, not city hall.

How much does EV charger installation cost in Markham?

Most simple installs run roughly $800 to $1,400. Longer runs, detached garages or smart load management cost more, up to $6,000+ for the most complex homes. You get a fixed written quote before work starts.

Do I need a panel upgrade for a Level 2 charger?

Not always. Many 100A homes can add a charger with a load manager (EVEMS) or, where the numbers allow, a load calculation based on measured demand instead of the conservative default. We check capacity first so you are never sold a service upgrade you do not need.

Who supplies electricity in Markham?

Most of Markham is served by Alectra Utilities. A few fringe areas are served by Hydro One, so check your bill. A new charger circuit does not normally need a separate utility application, but large service upgrades do involve the utility.

Can you install a charger in a heritage home in Unionville?

Usually yes. The challenge is routing cable through finished plaster walls and older wiring without damaging them. We survey the route first and, if the work touches the exterior of a designated heritage property, we tell you up front to check with the City of Markham heritage staff.

My garage is detached. What does that involve?

A detached or rear-lane garage needs a feeder from the house panel, normally underground in conduit with suitable armoured or direct-burial cable. Trenching depth, crossing a driveway and a possible subpanel in the garage drive the price, typically $3,000 to $6,000+.
