ESA Permits, Home Insurance and Your EV Charger in Markham

What Ontario requires
Electrical work for hire in Ontario must be done by a contractor licensed through the Electrical Safety Authority and registered with ECRA. The contractor files a Notification of Work before starting. After the work, an ESA inspector reviews it and you receive a Certificate of Acceptance. In Markham, this runs through the ESA rather than city hall.
Why insurers and buyers care
- Insurance. If unpermitted electrical work is involved in a fire or damage claim, your insurer may question or limit coverage. Check your policy and talk to your broker.
- Resale. Buyers and their inspectors increasingly ask whether recent electrical work was permitted.
- Safety. Wrong wire gauge, an undersized breaker or a loose termination are common causes of heat damage on continuous loads.
How to check a contractor
- Ask for their ESA/ECRA licence number and verify it on the ESA public search.
- Ask who files the Notification of Work, and get the permit in writing as part of the quote.
- Keep the Certificate of Acceptance with your home records.
